Colonia, Puerto Morelos
Market read as of 2026-06
Puerto Morelos is our home base, and the town we steer most calm-seeking buyers toward. It is a working fishing village turned reef-sheltered residential market, set behind the protected national marine park, roughly 30 minutes south of Cancun airport and 30 minutes north of Playa del Carmen. It is the quiet alternative to overbought Tulum: meaningfully cheaper per square meter than Playa, with lower sargassum exposure thanks to the reef, and one of the region's lower acquisition-tax tiers.
This is also where MWH has its deepest, most first-hand inventory and authority. When we say a Puerto Morelos beach reads honestly in the photos, it is because we are on the ground here.
Puerto Morelos is the named favorite of the calm-seeking retiree and snowbird: English-Canadian and American 50-plus buyers trading a contested US winter base for a quieter, safer, lower-cost one, and the Quebec snowbird-to-owner who wants the reassurance of a reef-sheltered beach and a town that is not a party strip. It draws a strongly international short-term-rental guest mix, which suits owners who want lock-and-leave with some rental offset.
Life here is deliberately slow: a town square, a fishing pier, cenotes and the jungle route inland, and the protected reef just offshore for snorkeling and diving. Getting there is among the easiest on the coast: roughly 30 minutes from Cancun International, with a Tren Maya station in the municipality. It is close enough to Cancun's hospitals and airport to be practical, and far enough to be peaceful.
Puerto Morelos offers a real spread: entry condos near the town and golf areas, oceanfront condos and homes, and a small luxury tier of beachfront villas. Honest note: the mid-band (roughly 250 to 600 thousand US) is the thinnest part of the local market, which is precisely the gap we work hardest to source for snowbird and retiree budgets. Inland and jungle-route parcels exist but carry land-title diligence (private dominio pleno, never unconverted ejido) that we run before any deposit.
| Property type | Typical range (USD) | Notes |
|---|---|---|
| Entry condo | $150K to $250K | The lowest-barrier lock-and-leave entry; near the town and golf areas. |
| Oceanfront condo / home | $600K to $900K | Gated, managed oceanfront; the calm reef-sheltered premium. |
| Beachfront villa | $1M and up | The small luxury tier: trophy ocean-view estates, a fideicomiso as an estate-transfer feature. |
These are defensible orientation ranges, not quotes or appraisals. Prices move; ask our team for current comparable sales before you decide.
Town center / Centro
The original fishing village around the square and pier; walkable, low-rise, reef just offshore.
Oceanfront condo zone
Gated, managed oceanfront and near-beach condo developments; the lock-and-leave premium product.
Inland / jungle route
Cenote-route parcels and homes inland; lower prices, but land-title diligence is essential before any deposit.
Honest answer, and this is the moat: Puerto Morelos sits behind a protected national-park reef, which makes it one of the lower-sargassum coastlines on the Riviera Maya, materially better than open-beach Tulum. That is a genuine reason we point calm-seeking buyers here. It is not zero in a record influx year, and conditions still swing, so we keep rating each individual listing rather than promise a perfect beach.
Puerto Morelos became its own municipality in 2016 and sits in the coastal restricted zone, so a foreign buyer owns through a fideicomiso: a renewable 50-year bank trust giving you full beneficial rights to use, rent, remodel, sell, and inherit. On the cost side, Puerto Morelos sits in one of the region's lower acquisition-tax tiers, a genuine saving versus Tulum. As elsewhere, the trust does not cure a bad underlying title, so registry and (on land) RAN dominio-pleno verification come first.
