It is a working fishing village turned reef-sheltered residential market, set behind the protected national marine park, roughly 30 minutes south of Cancun airport and 30 minutes north of Playa del Carmen. It is the quiet alternative to overbought Tulum: meaningfully cheaper per square meter than Playa, with lower sargassum exposure thanks to the reef, and one of the region's lower acquisition-tax tiers.

It draws a strongly international short-term-rental guest mix, which suits owners who want lock-and-leave with some rental offset.

Lifestyle and getting there

Life here is deliberately slow: a town square, a fishing pier, cenotes and the jungle route inland, and the protected reef just offshore for snorkeling and diving. Getting there is among the easiest on the coast: roughly 30 minutes from Cancun International, with a Tren Maya station in the municipality. It is close enough to Cancun's hospitals and airport to be practical, and far enough to be peaceful.

Housing stock and prices

Puerto Morelos offers a real spread: entry condos near the town and golf areas, oceanfront condos and homes, and a small luxury tier of beachfront villas. Honest note: the mid-band (roughly 250 to 600 thousand US) is the thinnest part of the local market, which is precisely the gap we work hardest to source for snowbird and retiree budgets. Inland and jungle-route parcels exist but carry land-title diligence (private dominio pleno, never unconverted ejido) that we run before any deposit.

Owning as a foreigner: the fideicomiso

Puerto Morelos became its own municipality in 2016 and sits in the coastal restricted zone, so a foreign buyer owns through a fideicomiso: a renewable 50-year bank trust giving you full beneficial rights to use, rent, remodel, sell, and inherit. On the cost side, Puerto Morelos sits in one of the region's lower acquisition-tax tiers, a genuine saving versus Tulum.
