Our Process

Six steps from first call to keys. We do this with you, in your language, with full compliance.

Typical timeline: 60 to 120 days from first call to keys.

  1. 1. Initial consultation (free, 30 min)

    Zoom or in-person. We listen to your goals: investment, vacation home, retirement, mixed-use. We answer questions about fideicomiso, sargassum, schools, healthcare, internet. No pressure.

  2. 2. Property tour (curated)

    Based on your intake form, we curate 3 to 7 listings to tour. We avoid the time-waste of seeing 30 properties. We cluster by city + day so you see Riviera Maya efficiently.

  3. 3. Offer + fideicomiso eligibility check

    We help you draft the offer. In parallel, we run a fideicomiso eligibility pre-check with the bank trust department. The seller signs; we move to contract.

  4. 4. Under contract (escrow + title insurance)

    Escrow opens with an established title-and-escrow provider. The 30 to 60 day review period covers title and lien verification and the ISAI calculation. KYC packet delivered.

  5. 5. Closing day (notario + bank trust signing)

    Notario público presence is mandatory in Mexico. The bank trust signing happens with the fideicomiso bank's trust department. Funds release through escrow. You get your keys + escritura.

  6. 6. Move-in concierge (12 month support)

    Utilities (CFE electric, Aguakan water, Telmex internet), gardener referrals, residency consultation, ongoing tax filing partner introductions. We stay available for 12 months minimum.
